Best Northern Town (Šiaurės Miestelis) commercial proposal to receive free rent

Pricing and other practical aspects of a contract are typically the deciding factors for tenants choosing commercial real estate premises and land, however, the real estate management and development company MC Grupė, which manages the home decoration centre Unideco, chose a different path when seeking tenants for its commercial purpose plot in one of the most attractive locations in the capital.

Tenants for the 2,000 square-metre territories in Northern Town [Šiaurės Miestelis] at the intersection of Verkių Street and Kareivių Street will be chosen based on the best-proposed idea, and its creators will be offered the use of land free of charge - or for a symbolic fee.

The rented land is on highly active Vilnius territory, and the area has developed service, retail and business centre infrastructure with lighting, security, electricity and water utilities available. Nearby stands the home decoration centre Unideco, and there is also a car park.

Using this tactic for the first time in seeking tenants, Audrius Mockus, the CEO of MC Grupė, says that the future tenant is to be selected based on the originality of their proposal, and a non-traditional outlook regarding the location.

“We have been on the lookout for tenants for this land for some time now, and so we eventually decided to look at this process a little differently, creating conditions to implement an interesting and unexpected idea in this appealing area. Perhaps a conservatory might be set up in the land, a drive-in cinema, a café, or perhaps creative workshops… No matter the idea, we are open to proposals,” says Mockus.

Given the nearby presence of the company’s Unideco home-deco centre, the expectation is that cooperation with the new tenants will provide added value to potential customers seeking home furnishing goods. The aim is to find synergies with the future tenant, and the company is inclined to eschew the direct income from rent in favour of greater added value being created in the territory.

According to Mockus, the plan is to sign a contract of at least 12 months in duration with the new tenant, but the company is most interested in a long-term cooperation. Hence, the rent agreement can be formed under especially favourable conditions for a duration of multiple years.

The typical price of commercial space rent in Vilnius’ Northern Town area ranges between 10-30 euros per square metre, and. the symbolic rent fee will cover utility costs.

MC Group will be accepting proposals for the territory up until September 30 2021.
