Estonia's Capital Mill buys logistics center in Vilnius

Estonia's privately-owned commercial property fund Capital Mill has purchased four Baltic commercial properties from Denmark's real estate fund BPT Secura, including a 22,000-square-meter warehouse in Vilnius, which is leased to the retail chain Maxima.

The total value of the deal has not been officially disclosed, but BNS has unofficial information that it amounts to several tens of millions of euros.

Neringa Rastenytė, the head of transactions at Newsec Baltics, told BNS that she did not want to disclose the value of the deal until the fund had provided this information to its investors.

"I can say that this is one of the largest transactions this year, worth millions. It (the value) will most probably be disclosed in the fund's statements for the second quarter," she told BNS.

The deal was handled by Newsec with its partners from SEB Investment Banking and Summa Advisers.

The total area of the properties purchased by Capital Mill amounts to 50,000 square meters. Apart from the logistics center in Vilnius' Žarijų Street, the deal also includes the 12,000-square-meter Valdemara office building in Riga, and the 9,200-square-meter Ravala office building and a 6,500-square-meter logistics center in Tallinn.

BPT Asset Management is in the process of selling properties held in its BPT Secura fund. Before the start of the sale process, BPT Secura's assets consisted of 11 commercial properties with a total area of around 100,000 square meters. Six properties have already been sold, and the fund expects to sell the remaining five properties this year.
