“During the pandemic, companies take longer deliberating on their plans regarding offices, but our strategic decision to invest in sustainable business centres, which have the most advanced environmentally friendly technologies, is yielding results. Leading global companies are concerned with the solutions and conditions present in business centres for improving work efficiency and respecting the environment, and with the MSC office settling in, the new Green Hall 3 has been filled out with tenants,” SBA company Urban Inventors head Giedrius Cvilikas says.
MSC staff is due to move into the 170 square-metre office by winter. The shipping company’s representation will settle in next to the global risk evaluation company Moody’s, the Swiss pharmaceutical company Novartis, and the office hotel Monday Office.
Nine million euros have been invested in the Green Hall 3 business centre, with 0.5 million euros from this sum dedicated to landscaping and creating green zones. In total, the business valley next to river Neris, Green Hall, which is comprised of 3 buildings, drew around 42 million euros in investment from SBA. The companies that have settled there currently employ around 1,100 staff.
According to G. Cvilikas, two of the three buildings in the Green Hall business valley have been filled with tenants. The decision by Barclays to shift its global operations section away from Lithuania led to vacancies appearing in the business valley’s tallest building, but this space has since been filled. Of the nearly 10,000 square-metres of space in this business centre, more than 90 per cent has been rented out, while there is active interest by potential tenants for the remaining premises.
The SBA group is one of the largest in the country, operating in the real estate, textile and furniture production sectors. The group’s companies employ near 5,000 staff. SBA owns the real estate innovation company Urban Inventors, which is developing the Green Hall business valley in Vilnius, and the BLC business centre in Kaunas. It also owns the investment management company Capitalica, which manages the Kaunas-based business centre Kauno Dokas, the Vilnius-based 135, and will be developing a modern office complex in central Riga. The SBA furniture production sector includes the company SBA Baldų Kompanija, which manages Klaipėdos Baldai, Šilutės Baldai, Germanika, Visagino Linija, Mebelain and also Kauno Baldai. The SBA textile sector is comprised of Utenos Trikotažas and the companies Šatrija and Mrija.
