HOMA, offers 160 new Lazdynėliai apartments while continuing district development

Real-estate developer HOMA is continuing housing development in the capital’s Lazdynai district, developing the fifth and sixth stages of the project Lazdynėlių Vingis. The project’s new stages will bring to the market 160 middle-class apartments surrounded by both nature and urban amenities.

“This project is one of the best-received settlements in the capital, comprising almost 30 per cent of the company’s sales every year. We are investing 8.1 million euros into the development of new stages, and we will offer a selection of apartments in a hugely convenient location completely surrounded by nature, next to the river, but also not too far from city amenities,” says the company’s executive director Jurgita Kveselaitė.

The project’s fifth stage will see the construction of two apartment buildings with a total of 80 apartments, while the sixth stage will bring another two apartment buildings with a further 80 flats. The new stages will prevalently feature 40-68 square metre apartments, and all of them will be of the A energy class, low-rise buildings, covered with long-lasting natural slate façade decorations. The average pricing for each apartment is to be 2,000 euros per square metre.

“The capital’s housing market is currently active as never before. We seek to fulfil the needs of our various clients – both those who want a small space for cosy living and those who need a larger amount of residential space, and this is why these stages of the project will see more than half of upcoming apartments, around 66 per cent of them, be made as two-room apartments of 40-47 square metres, with the option of merging two apartments into a single four-room apartment. Thirty-four per cent will be three-room apartments ranging from 55 to 68 square metres in size,” J. Kveselaitė explains.

For the convenience of future residents, 176 underground parking spaces, storage spaces and bicycle storage will be installed. Around the buildings, it will be possible to find children’s playgrounds, exercise equipment, outdoor resting and food production “grill” zones, as well as reading spaces and hammocks for resting created especially for this project. It is also planned to create a pet-training lot.

A total of eight stages are planned for the Lazdynėlių Vingis project, and in total, it will feature 568 apartments. Up to now, the company has invested 16 million euros into the construction of the first four stages, and construction work on the new stages has already begun with 85 per cent completion expected by late December 2021, with full completion by July 2022.

According to Kveselaitė, almost all the apartments for this project are sold out before the construction stage is even completed, with only nine vacant apartments remaining for the fourth stage.

“Buyers value the location in the city, the cosy environment, and genuine nature being nearby in the form of the forest and river. Also, most clients take into account the buildings’ decoration – the facades for this project’s buildings are covered by long-lasting natural slate panels, and clients also value the wooden profile windows which are typically found only in prestigious projects in the city centre, as well as our heated floors. These are significant added values that people look for when seeking high levels of calm and nature in the city, and young families, elderly residents of Lazdynai and their children are well aware of the advantages of this area,” she says.
