Chain of RE agencies Capital is entering a new segment

Holding strong positions in the housing segment RE Chain CAPITAL is expanding its activities and introduces a new service package Capital Commercial. The decision was made to satisfy the ever-growing demand for commercial premises on the market and to bring this type of services under a single office roof.

'When talking about real estate, we usually have housing in mind, in other words - residential objects. However, commercial objects account for a significant market share. It is clearly demonstrated with the demand for services related to non-living RE objects. The goal of Capital Commercial office is to cover all fields: offices, warehouses, plants, land plots, hotels, and other RE objects of non-residential purpose', said Head of Capital Commercial Julija Tislenko.

The teams of Capital Commercial in larger cities range from five to seven specialists, and from three to four in smaller towns. Capital Commercial office operates throughout Lithuania - the goal is to offer the availability of services at the local level. This principle ensures a faster and more effective work process.

'Our purpose was to select the most successful experienced RE experts specialising in commercial real estate from the whole team of the Capital chain and to form the teams of Capital Commercial office spread all over Lithuania. We focus in particular on experts with successful experience in the non-commercial RE field rather than on beginners. This process is already well engaged', explained the Head of Capital Commercial.

The key service of Capital Commercial is the intermediation in renting or selling commercial RE. Real Estate rent and sale transactions are among the most profitable from a time perspective and guarantees the greatest value on return. This service is relevant for owners of commercial purpose properties and their future buyers or tenants.

The Head of Capital Commercial noted that there is a small number of companies in Lithuania offering comprehensive services of intermediation in the field of commercial RE. The evident demand for this type of services is determined by this reason.

The other important field of activity of Capital Commercial is to work with foreign capital investments. 'A lot of international companies are interested in the Baltic States and, mainly, in Lithuania. Therefore, our task is to find suitable commercial premises or land plots for their future development', said Ms Tislenko. She adds that this activity also includes cooperation with investment development agency “Invest Lithuania” and commercial attaches of other countries.

Capital Commercial also provides commercial real estate management and administration services. These are two separate but also interrelated services. Commercial real estate management is a complex service, which includes administration. Quality management of RE increases property value and ensures tenants' loyalty.

Another service offered by Capital Commercial, according to Ms Tislenko, reflects today's realities. Business valuation and sale – it is financial stability and profitability assessment and sale on the best conditions. This service is relevant for property owners and buyers, investors.

Capital Commercial also can prepare exhaustive feasibility studies - real estate market analysis. Studies are based on quality market research and expert conclusions. This service helps to find the most favourable real estate development possibility, which may differ depending on clients’ expectations. It is relevant when making important decisions. Feasibility studies are offered for all sectors of commercial RE: offices, commerce, hotels, industrial and warehousing sector.
