‘The fact that global corporations choose to base their Lithuanian branches at the Green Hall Valley confirms that creating and developing business centres in unique locations which stand out architecturally, are sustainable and environmentally-friendly is the right strategy. We anticipate that by September 2020 the premises will be fully completed in line with the requirements of Novartis Lithuania to ensure the wellbeing and productivity of their employees,’ says Lionginas Šepetys, head of Urban Inventors, the SBA developer of business centres.
Based on medicine sales, Novartis is amongst the top five biggest pharmaceutical companies in the world. Its Lithuanian branch will settle into the offices at Green Hall 3 alongside a US risk assessment company Moody’s which is among the three leaders of its industry globally.
The total floor area of the Green Hall 3 business centre is 2,800 sq. meters and tenancy have been agreed for most of the office space. The business centre was designed by a Danish firm Arrow Architects in collaboration with the Lithuanian Archinova. The entire building is powered by geothermal energy, which will meet 100 per cent of the energy needs of the office spaces – heating in winter and air-conditioning in summer. Every work station is guaranteed natural light and will benefit from a modern system of microclimate control. The unique leaning shape of the building, as seen from the banks of the river, will prevent overheating from direct sunlight.
Out of the 9 million EUR invested in Green Hall 3, 0.5 million EUR was dedicated to developing the surrounding area and creating the green zones. The overall investment by the SBA Group into developing the Green Hall Valley which consists of three buildings and is located inside the bend of the river Neris, was 42 million EUR and resulted in 20,000 sq. meters of floor area available to rent. Companies already based in the Valley currently employ around 1,100 people.

SBA Group includes Urban Inventors, an innovative real estate firm, responsible for developing the Green Hall business valley in Vilnius and the BLC business centre in Kaunas. Capitalica, another member of the Group, is dedicated to the management of collective investment and is responsible for managing the business centre Kauno Dokas in Kaunas, 135 in Vilnius. Capitalica will also be involved in the development of a complex of modern offices in the town centre of Riga. The furniture manufacturing business of SBA Group includes the SBA Furniture Company, which coordinates the functioning of Klaipėdos Baldai, Šilutės Baldai, Germanika, Visagino Linija, Mebelain and Kauno Baldai. The apparel sector includes Utenos Trikotažas, Šatrija and Mrija.
