Premium construction project begins in Žvėrynas

The real estate agency Resolution presents a new project in the prestigious Žvėrynas suburb. The new apartment and commercial project Žvėryno Lapės is already rising on Lapės str. 3. The residential buildings are notable for their low-rise construction, a “yard without cars” vision, and their location in one of the oldest and most unique suburbs in Vilnius. Construction has already begun and is expected to be completed from Q4 2021 to Q1 2022.

“We take great pride in this project. Continuing the good traditions of low-rise construction that typify Žvėrynas, the Žvėryno Lapės will be a four-storey building with annexes. Every apartment will have a balcony or private outdoor yard with a terrace for pleasant evenings in a suburb that has become a symbol of luxury and calm,” Džiuginta Daujotaitė, the head of project sales partner Resolution, says.

Žvėryno Lapės is comprised of three buildings that fit in with Žvėrynas’s historical style: two residential buildings and one commercial. The apartment building will hold 29 apartments, with 2-4 rooms each (from 39.18 to 156.73 square meters). The commercial premises will reach up to 400 square meters.

Resolution is already inviting the public to choose a new home for comfortable living or a location to develop a business. The price per square meter starts at 2,900 euros.

Žvėryno Lapės is a cosy oasis for comfortable living in the city centre. It is an A+ energy efficiency class project that employs materials that are as natural, long-lasting, and of the highest quality possible – large wooden showcase windows, clinker tiles, and wood board flooring for the terraces and balconies.

The entire inner yard of Žvėryno Lapės will be dedicated to rest and active leisure zones, children’s playgrounds, and plant life. The resident’s quietude will not be disturbed by parking neighbours – the yard will be simply devoid of cars. Parking can be conveniently done in a two-level underground car park, which will also feature storage rooms and bicycle storage.

When building Žvėryno Lapės, the project developers placed particular attention on retaining Žvėrynas’s historical wooden design aesthetic. “In order to fundamentally improve the entire block’s quality in building architecture, we applied the highest standards in our planning. Particular attention was focused on arranging the community’s public spaces and convenient car parking,” project architect Algirdas Kaušpėdas said.

“Upon beginning project development, it was decided to improve certain solutions, and their replacement required a new construction permit. Due to this and the COVID-19 pandemic situation in the country, we decided to temporarily halt construction work on the project, which we restarted in October alongside our general contractor and reliable market leader UAB Naresta. We have used this time to perfect the technical project and draft a work project. The construction work is due to be completed between Q4 2021 and Q1 2022,” Releven representative Viktoras Zubrecovas said.
